"Google It" has become a catch phrase that we all use, but do you really Google it? I do anything and everything I have a question about. If I'm going to buy something I "Google It" and read other people's opinion on what the best of that particular item is. You have to be careful and weed out the self promoting information and that can be time consuming but worth it in the end. I never buy much of anything without first researching it and making sure, to the best of my ability, I'm buying the best and at the best price. The thrill of the hunt is down right addictive. If I have a question about a real estate matter I have sources that I trust to get answers to questions, products other agents are using or have used and what their experience is or was. Just this weekend I was looking for a new IDX solution for my website ( companies that feed the MLS listings for those of you who aren't Realtors) it has been quiet awhile since I had looked at anything along these lines and was amazed at what was new in this area. I-frames were the new thing when I got my IDX and now I've found out they are a no-no no Google Juice in those dinosaurs the new thing is SEO friendly IDX so that sent me on a quest for the best system that offers SEO friendly IDX at a reasonable price and has all the bells and whistles that buyers and sellers want along with the features I need in order to generate business. It is daunting to dive into new territory trying to wade through all the new terminology without giving up and thinking I just don't understand what these people are talking about. I'm not one to give up once I learn about something new so I just scanned over the parts that made no sense to get to the bottom line. Who has it at the best price and has the features I want and I'll let the Geeks figure how how they do it. I just want the best most up to date experience for my website visitors and the best position I can get in the search results for my website. Five days later, hours and hours of searching forums, blogs & real estate networking sites I found my new IDX provider. Since I'm not here to sell anything I won't share the name but I will say there are not a lot to choose from that are not I-frames. They are either really expensive or you have to be a programmer to implement it.
All I know is that if it isn't SEO friendly you are behind the times so get going "Google It"

My new IDX feed will not be up and running at the time of this post so I will update this when it is and give you my opinion on how well it is working and I may give the name then, when I have an opinion to share, that way when you google it you'll have an unbiased opinion to help you find your way too, you know, paying it forward.

Legislator Plans to Reinvigorate Housing Market with $20,000 Forgivable Loans

In an effort to jumpstart the sagging housing market, Rep. Gary Ackerman (D-NY) plans to introduce legislation after the August recess that would provide up to $20,000 to nearly two million prospective home owners. Not since the Homestead Act of 1862 has a piece of legislation had the potential to make millions of Americans home owners while shoring up a housing glut that continues to weigh down the recovery.

In an effort to jumpstart the sagging housing market, Rep. Gary Ackerman (D-NY) plans to introduce legislation after the August recess that would provide up to $20,000 to nearly two million prospective home owners. Not since the Homestead Act of 1862 has a piece of legislation had the potential to make millions of Americans home owners while shoring up a housing glut that continues to weigh down the recovery.

The bill would offer two key enticements: the $20,000 matching down payment to creditworthy borrowers and a 10-year tax exemption on rental income to one million investors who purchase single-family homes as rental properties. Structured as a loan, the $20,000 down payment would be forgiven over a five-year period, provided the buyer continued to live in the house.

As the number of foreclosed homes grows, relief for home owners can’t come soon enough, Ackerman says. "This would clear the way for new housing starts, and put millions of Americans back to work," he said in a statement.

To pay for the legislation, Ackerman proposes a corporate tax holiday on repatriated earnings, dropping the rate to 10% from 35%, which he contends would entice companies to invest in the U.S. rather than overseas, thus significantly increasing the pool of taxable income. “The newly emancipated billions would further spur the economy," Ackerman said. "Everybody wins."

Coming at a time when House Republicans are strongly opposing any legislation with even a whiff of new spending, the likelihood that a new stimulus like this would pass the House are slim to none. However, the proposed tax holiday offers conservative House members something to wrap their arms around.

Lake Greenwood Laurens County Reassessments

Good news and bad news on Lake Greenwood in Laurens County, it's reassessment time. The good news is that most of the property values went up on Lake Greenwood and the bad news is that property owners taxes went up on Lake Greenwood. In 2006 along with a constitutional amendment allowing point of sale assessment Act 388, was adopted that held the increase of property value at 15% in each reassessment period unless the property is sold or another type of property transfer occurs. A homeowner may appeal the reassessment if a property owners values increased by more than 15% (the home owner just needs to show that by a mathematical equation) or feels that it is not worth the increase in value or is worth less than the last assessment given they may appeal. Some appeals will require the home owner to submit an appraisal reflecting the value. You should have a date noted on your notification of reassessment the date you have to have made your appeal and adhere to that time limit.

No one likes to pay taxes period; never mind higher taxes but on the other hand no one likes to own property that doesn't increase in value and you can't have your cake and eat it too. Be glad you own real estate in South Carolina it could be much much higher as many people I work with relocating from other states tell me, they laugh when I hesitantly tell them what they can expect their taxes to be, hoping it won't scare them away, they almost always say that is nothing compared to what I'm paying now, that sounds like a dream come true!

"It's A Great Time To Buy Real Estate" Or Is It?

The phrase "It's A Great Time To Buy Real Estate" has been used so much that it is nauseating. So I'm not going to tell you that even though it may be true for some it is not true for everyone.

Instead I'm going to tell you who shouldn't buy real estate

1. Buying a home for most people should be a long term commitment. It takes the average homeowner at least 3 years to recover from the expense of buying a home, there are always purchases made to tweak the home for your individual lifestyle, the cost of buying the home in the first place took a chunk out of your savings or even depleted it altogether in some cases, it will take time to build that bank back up. So if you bought your first home or your next home in the last 3 years and don't have to move you should stay put.

2. If you purchased your home in the last 5 years you bought your home in an UP market, real estate values were often inflated and didn't reflect a realistic value based on a realistic future. Those values were based on a future that was like a fairy tale ending, "and they all lived Happily Ever After" we all know that didn't happen and rarely does it ever happen that way. What goes up must come down. Not might come down but must come down. There is no such thing as perpetual up without it's counterpart, down. There is temporary up and temporary down so whichever side of that equation you are on right now it's going to change.

3. If you know that you are going to be selling a home in the next three to five years you do not want to buy a home now with the idea that you are going to get out with equity, without bringing money to the table or at best breaking even, unless you made a very very good purchase and the rest of the homes in your neighborhood did not experience any foreclosures or short sales, and that is highly unlikely. we have never seen so many homeowners in trouble with their mortgages.

4. You should not be buying if you couldn't afford a mortgage if you are counting on two incomes to pay the mortgage. Chances are one of those incomes is subject to layoffs or termination is very real. There is no recession proof career unless it is an undertaker or tax collector. Or if you can't maintain your payments for at least 1 year if you were unable to work. It will probably take that long to get another job and you may even have to change your line of work.

Now if you don't fall into any of these categories and are not planning on selling in say, the next five years to ten years or more, an investor who has the capital or backing to swoop in and get some real good deals or can see potential in a property that most people wouldn't even consider you are the right buyer for right now. So jump on in and ride the wave, the waters fine.

Renting

Let me say in ending it is never a good time to pay someone else's mortgage if you can find a way to pay your own. If you are renting you might as well go out and throw money up in the air and let it fall where it may. If you have to rent, rent as cheap as is possible for as short a time as possible in order to save your money to buy a home of your own. Even if the home is not your dream home, it is far better to be in a home that is less perfect than no home of your own at all.

Plane Goes Down On Lake Greenwood In The Area Of Catfish Cove

It was just reported that an Ultra Light plane goes down on Lake Greenwood in Waterloo SC near county line in the area known as Catfish Cove. The Dept. of Natural Resources is on the scene as well as ambulances and police. It is said to have struck a boat and divers are looking for people in the water now. This area is across from Eagles Harbour at gated lake community on the Greenwood side of the lake. The water depth in this area would be around 12 ft. or less depending on where the plane went in.

Is Thanksgiving Mandatory ?

Just curious, is thanks giving on Thanksgiving mandatory or even sincere? What about the other 364 days of the year? Shouldn't one be thankful all those days too? Or do we store up our thankfulness to be expressed around a big table piled high with all the food you could ever dream about but didn't dare indulge in. Are we all really thankful or just doing what tradition says we should be on this day? Paying penance for gorging ourselves like the gluttons we really are, not having to beat ourselves up for overeating all the foods we won't dare eat any other day of the year, because it is the day it is allowed, as long as we pay the admittance fee to the feast by being thankful.

I wonder what would happen if the day did not include all the food, would we still celebrate it at all? Would we all gather together around an empty table and say thank you, for each other, for the whole year that we had food on the table at all? Would we be thankful that we lived in a country where we could express our thanks? Just something to think about this Thanksgiving. Why do we really give thanks on this day. I'm not pointing fingers unless I am pointing back at myself. I'm just saying.............

Short Sales The Catch Phrase For This Decade

What a sad thing that we are all fixated on foreclosures, job losses, insurmountable national debt, and Short Sales is the catch phrase for this decade. While millions of ~~Amercians~~, no strike that homeowners worldwide do not know how they will survive until tomorrow we go about our business, it is something that is intangible unless you are in it. These are real people with real lives that are falling apart while the world goes on around them, concerned, but not really, I mean what can one do about it anyway?

I was as guilty as everyone else knowing it, hearing it, sorry about it, but not really involved personally. I'm not in danger of losing my home, I haven't lost my job, that's the great thing about being self employed I'm not about to fire myself or lay me off. I'm ok for now, because circumstances haven't come to my life that others have had to face, but then I was proactive, I saw the real estate market collapse coming about two years or more before it actually manifested itself and my timing was perfect, I sold my home, at the peak of it's value and downsized, really downsized. Cut my expenses to the bone and hunkered down for the ride.
I'm closer to retirement age than I would like to admit and it's time to think ahead to a day when I won't be able to keep up with the changes, and I'll let someone else have the reins, but for right now I am still a learner and I'm still flexible and ready to change when needed and that's why I'm writing this post. I had to change my game plan. Most of my career has been spent specializing in the sale of vacation property, second homes, future retirement properties, that market is a trickle of what it was, yes there are still some buyers out there looking for those properties, sellers selling, and I am always happy to sell a lake property when I get a chance but it isn't what is going to drive

the real estate market in the next few years.
It is foreclosures and short sales so I have changed my focus and my specialty. You have to bend with the times and continue to learn new things. Foreclosures I'm very familiar with, I've been selling those since the beginning of my career in 2004 both listing them and representing buyers. There is a little bit of a learning curve to selling those but nothing like I'm finding short sales to be. All I can say is real estate agents better get busy because these times are not for the casual real estate practitioner. The red tape and possibilities for failure are enormous. You had better know what you are doing or get out of the water. I just took a course for a SFC (Short Sale Certification) designation and have spent hours and hours sitting in on lectures best practices conference calls, and have many more hours to go just wading through mounds of rules and regulations, you better do's,you better not's and you better know's. It is a challenge like none other I've seen in this business. It just so happens I love a challenge so I'm heading out into the deep.

Homeowners have other alternatives to explore before they even think about whether they can qualify to do a short sale ( not everybody does) and they need to be very sure they choose a real estate agent who knows all the better do's, better not do's, and better know's before heading down this path. But for those who do qualify, have the right agent, a good attorney, and a tax adviser it can mean the difference between freezing your life for 5 to 7 years to being back on your feet in as little as 24 months if all the other circumstances that got you to this point turn around too. But getting to closing is the challenge. Without the right professionals guiding you the chances are almost none that that will happen.

Home buyers have an opportunity to find some really good short sale deals with the right real estate agent but be aware not all sort sale homes are good buys because in this unstable market what was up can easily go down if enough homes in the neighborhood lose value due to future foreclosures. Don't expect to steal short sales either, lenders are not giving these homes away. Expect to pay in the neighborhood of 15% below the bottom of market value for most of them. Wait for the ones who don't make it through the short sale and catch them on the other end, there are three of you in bed on these deals, you, the seller (homeowner) and the lender and the lender is not a good mood. Don't expect to close in any specific time period, (patience is the word of the day) don't expect repairs, most of the lenders will throw the contract in the cull pile and move on to the next one, you must have a pre

There are so many sellers that are trying to sell their own homes. Why would they want to do that in this tough real estate market when it is a challenge for professionals to find qualified buyers ? The main reason is because they think they will save money by not paying a Realtor to sell it. Another reason is that they think that it is a "no brainer" you just put some ads out and a buyers will come. Oh my, yes, lookers will come and they will come unannounced, unqualified, in great numbers at the most inopportune times, just to be nosy and a maybe a few that really are interested and qualified to buy a home butI'm not here today to address the pros and cons of selling FSBO

I want to talk to buyers who are thinking of buying from a For Sale By Owner. Did you know that you still need professional council? Did you know that you can have a professional represent your interests in the purchase of real estate, help you negotiate for the best terms and price for you? Make sure all the i's are dotted and t's crossed, make sure you have the right contingencies in the contract to protect your interests and allow you to walk away from the sale if those contingencies are not met, someone who will make sure if you have to legitimately cancel the contract you get your earnest money deposit returned to you, that the seller has no grounds to take you to court and sue you for breach of contract.

Coming to an agreeable price on the home that best suits your needs is not the most difficult stage of a real estate purchase, that is actually the easy part because if you can't come together on the price you walk away and find another property. The trouble starts when the contract starts.

Realtors are up close and personal everyday with how many things can go wrong between signing the contract to the closing table. We know what happens when home inspections bring to light problems that were not counted on, problems with titles, property boundries, zoning restrictions or other matters not known or disclosed, liens on properties, encroachments, and the list goes on and on.

You are making one of the biggest and most important purchases in your life, why would you want to do it without professional council if it costs you nothing? You may think you are saving money by buying FSBO but are you really? Do you really think that you are more knowlegable about the marketplace than someone who has earned their degree and has numerous hands on firsthand knowledge of the process of buying and selling real estate? Do you think that your ability to negotiate with the seller, construct the contract to protect your best interests is better than a professional? If that was the case you would be a selling real estate for a living.
You don't attempt to do what a doctor does so you don't want to try and do what a Realtor does do you? Of course not! So find that FSBO and contact an agent let them contact the FSBO and most times the home owner will pay the agents commission to bring them a pre-qualified bon-a-fide buyer. If they won't it is still in your best interests to have professional council working on your behalf.

What's the secret to buying a home below it's actual market value Negotiating The Best Real Estate Deal how do you make the deal of a lifetime a deal you can brag to your friends and family
look what I pulled off. The almost too good to be true deal but it is true deal. The odds of getting a steal of a deal on some homes are very small if not impossible. On other homes the probabilities of a great deal are really good to great. There are some homes that are a long shot to get sold, these homes don't appeal to many buyers for one reason or another, it just doesn't have all the features buyers are looking for, or the location is just not the most desireable, or the homes general condition is unrealistic for most buyers, there are any number of things that make it a long shot to sell. The buyer that can see past what it is, to what it can be is going to be able to negotiate a better deal and depending on what the faults are as to how big the payoff will be.It is very important to weigh the pros and cons and be realistic as to what your expectations are for the finished outcome. Once you have located the property that has the most pros for you but is a long shot to sell. This is the property that you will be able to negotiate the best deal on. It's the long shot you're looking for. Once you have located the right property, play by the following rules.

Timing is key too not too early, the seller doesn't know yet that the home is not appealing to most buyers, but you don't want to wait too long and lose it to another treasure hunter.

Enlist the help of a Buyer Agent that agent will be working for YOU, not the seller or you and the seller. ( you can find out about this at my website on Who's Got Your Back )

Know the competition you will need to know what homes are similar in the market place and what they are listed for and compare them to the home you are interested in. The sellers agent has prepared a CMA for them before they put the home on the market. If the agent is an expert at pricing the home should be priced to compete. If the agent isn't proficient in hitting the right marketing price you've got an edge from the beginning. Have your agent perform the same market price analysis for you. Then you can add and subtract the negatives and positive aspects of the property to determine the maximum you should pay for the property. Even if a property is prices correctly the seller may sell for less than market value because of other factors such as the motivation of the seller.

Find out the motivation of the seller are they selling because they want to or because they have to? Are they in a position of having to sell fast or can they hang on a while and wait? It's key to knowing how to approach the seller.

Know how much the seller paid for the property and a ball park idea of what they still owe.

Get estimates on how much it will cost you to put the property to the standards you expect.

Plan your negotiating strategy with your agent before you start the bidding. Know the most you will be willing to pay for the property before you make the first bid.

The best negotiators know that both parties need to feel they made the best deal they could under the circumstances before them. Negotiation by definition is a process between two or more parties (each with its own aims, needs, and viewpoints) seeking to discover a common ground and reach an agreement to settle a matter of mutual concern or resolve a conflict.

Don't make the seller mad from the start, they would rather give the home to someone rather than sell it to you if you insult them. If it is bank owned you can skip this rule banks don't get mad or insulted they just say no or counter back their original price or they will move slightly to let you know they are not that motivated.

There are other points to negotiate as well as price don't get hung up on price being the only way you can get a good deal. You can get closing costs, repairs made, more time to close, lease backs, owner financing, perhaps furnishings, boats, cars, well you get it whatever you want that the seller can give you.

Keep an open mind, find the right agent for you, that you are comfortable working with and that you feel has the expertise to help you find the best property at the best price and terms for you and get Negotiating!

Here we are nearing the end of 2010 and there are opinions on both sides of the issue of what the real estate market will look like in 2011.

All you have to do to get an opinion is ask any real estate professional, builder, contractor, home inspector, closing attorney, insurance agent, mortgage broker,appraiser... well you get the idea, real estate has a very broad reach and many professions are affected by the mortgage and economic crash. We've seen a drastic change in the last few years and it is not looking like the end is in sight yet. Experts tell us that there are a second wave of foreclosures coming down the pike with interest only loans due to adjust in the next 2 years which will put millions more homeowners underneath mortgages they are not going to be able to afford. We haven't seen the bottom yet, so hold on it's going to get worse before it gets better and you don't have to have a crystal ball to predict what the next two or three years look like. It's also a certainty that we have to hit bottom, no more props please, It's not helping!

On a brighter note there is always profit in times of trouble for some and this is no different. There are some good deals coming out of all of this, if you don't plan to have to sell in the next 7 to 10 years. It will be at least 5 years before we will see any real gain and then property values will still need a few more years to regain what has been lost. Some of life's biggest gains come as a result of some of life's biggest losses.
